Manufacturing & Consulting Services — 1992

A new 40,000 square foot corporate office building; project involved project management services, beginning with general contractor contract negotiations and will continue through construction completion and occupancy.

EMILCO Office Rehabilitation — 1992

Construction management services were provided to Howa Construction, a Utah general contractor performing a major renovation and conversion of an existing 115,000 square foot Gelco store to a high-tech regional data processing center for Lucky Stores.

Continental Center Office Building Rehabilitation — 1992

Full project management services were performed, from conceptual programming and design throug. tenant occupancy for this existing 40,000, 2-story multi-tenant office building. The structure had undergone substantial asbestos abatement, which was then followed by total rehabilitation of the shell building, followed by the coordination of 25,000 square feet of tenant improvement build-out.

Circle K Corporate Consolidation — 1993–1994

This 3-part corporate office consolidation involved full project management services, commencing with design and continuing through construction. Each of the 3 building rehab projects of 30,000–50,000 square feet each, totaling over 100,000 square feet of new space, required management of design and construction processes to insure cost, schedule and quality goals were met.

This out-of-town client recognized the benefit of having a local Owner Representative present to monitor the design-build activities as the 104,000 square foot manufacturing facility was being constructed.

A full due-diligence property evaluation was performed for Dimension Financial & Realty Investments, Inc. on this 960,000 square foot office/R&D facility occupied by Bull HN Information Systems, Inc. Project management services are now underway to coordinate the restructuring and renovation of this 100 acre property into a viable multi-use, multi-tenant complex.

A complete property evaluation was performed on behalf of Daniel Fox & associates for this major downtown San Diego multi-use office, hotel and retail development. Encompassing a full city block, the development consists of eight 30-story office and hotel towers totaling over 700,000 square feet of space, with a 40. stall, multi-level underground parking garage.

A complete property evaluation was performed on behalf of Daniel Fox & Associates for this multi-building office complex in the Mission Valley area. The condition report addressed all aspects of each of the three office buildings, which total 600,000 square feet and the 6-level, 1300 car parking structure.

Commencing owner representation & project management services during re-design, services were focused on reducing original bid costs and maintaining a tight completion schedule. Project consisted of a major rehabilitation of a single story existing Megafoods store into a two-story corporate office headquarters for this client’s subsidiary.

Retained to assist IAC during the design and construction of their 50,000 square foot tenant improvement project in the Black Canyon Commerce Center at Peoria & 23rd Avenue, a SunCor development, services include value engineering, document reviews and monitoring construction progress.

OSCO Drug Store Remodelings — 1992–1994

A series of major retail store remodelings and renovations throughout Arizona performed by Howa Construction, a Salt Lake City, Utah contractor, construction management services were provided to assist the contractor in monitoring construction status and progress. Over 30-stores were remodeled as part of this store upgrade program initiated by the parent company, American Drug Stores.

A budgetary cost estimate was prepared on behalf of the Del Webb Corporation for this 4,000 acre, 6500 home retirement community near Austin, Texas. Estimates were prepared for fourteen (14) community buildings, all outdoor activity/recreational areas and grounds and were a critical component in determining the financial viability of the development.
